The residence sits within Plitvička Selo — the only settlement fully located inside Plitvice Lakes National Park. Sixteen cascading lakes, countless waterfalls, and shifting shades of turquoise and green make a landscape that feels eternal and constantly renewed at once.

What this site offers, and no comparable site can, is direct pedestrian access into the park itself. From the residence one steps straight into the Plitvice landscape — bypassing roads, queues and daily visitor congestion. This level of access is reserved for only a few. It will remain so.

The villa was constructed under strict supervision of heritage conservation authorities, fully compliant with all legal and architectural requirements governing construction within the park. Exterior form, materials, and roof angle are precisely defined by regulation. Rather than imposing itself on the landscape, the villa becomes part of it.

Why it cannot be repeated

Three reasons nothing like this will exist again.

Plitvice Lakes is listed by UNESCO, regulated by Croatian national park authority, and effectively closed to further residential construction. The residence exists inside a frozen perimeter.

A zoning that will not open

Buildable land inside the park is effectively nil. New permits are not issued; existing permits are not easily transferred. The asset's replacement cost is not €2.7M — it is the price of a second UNESCO listing, which is to say, infinite.

Direct pedestrian access

From the plot, one steps into the park system without gates, queues, or congestion. Comparable access is not available at any price on the open market — there are no neighbouring parcels for sale and none are being created.

Architecturally compliant

The buildings were constructed under direct heritage-authority oversight and read as part of the landscape rather than as intrusions. No future owner will face re-permitting exposure on the envelope.
